Nothing! You may be surprised to know that you don’t have to do anything at all to prepare for your home to be inspected. We are trained professionals and we will do all we can to ensure you are comfortable. We will need access to the attic and crawl space if you are getting an FHA, USDA, or VA loan.

No. The appraisal inspection is a limited scope observation of the subject property and improvements. We are not experts on mechanical components, structural issues, etc. A home inspection is performed by a licensed home inspector usually in the course of the home buying process. They do not provide any valuation of the home. The purpose of the home inspection is to report the overall condition of the home’s structure, foundation, and electrical, plumbing and mechanical systems. If you are purchasing a home, it is strongly recommended you obtain a home inspection.

Obvious visual defects and health and safety issues are the most commonly required repair items. FHA and VA may have specific minimum property standards. Below is a list of repairs that may be included (but are not limited to):

Exterior

  • Does the roof have missing shingles or roof moss?
  • Is there peeling paint or missing trim/shutters (if installed)?
  • Is there damaged siding, exposed siding or any evidence of water damage?
  • Are there any safety and/or tripping hazards on the sidewalks, driveways, porches, patios and/or decks?
  • If there are decks, patios, steps or balconies higher than 30-36 inches, do they have the appropriate safety rails?
  • Is there excessive personal debris, overgrown vegetation growing on the house and/or outbuildings?
  • Are there any broken windows?
  • Is there any evidence of environmental issues including hazardous materials, slides or water drainage issues?
  • Are there foundation cracks or is any part of the foundation, footings or foundation drains exposed?

Interior

  • Is there evidence of water damage on the ceiling and/or walls?
  • Is there evidence of organic matter such as mold on the walls, ceiling, tub, shower or window sills?
  • Are there any missing appliances, electric or plumbing fixtures?
  • Is there damage to any of the surfaces including flooring, walls and countertops?
  • Have pets soiled any surfaces of the home? Does the smell of pet urine permeate the home?
  • Is there evidence of smoke? Does the smell permeate the home?
  • Is the home filled with excessive personal debris prohibiting observation of the home?
  • Has the home been updated/remodeled since original construction?
  • Is there exposed electrical wiring anywhere in the home? Includes switch/outlet cover plates, missing fixtures, and electric panel.

If the appraisal has been completed for a loan, our client is the lender. If you have any questions or concerns about the appraisal, please direct them to your lender. They will be able to best assist you and will communicate with us as necessary.

It depends on the type of appraisal assignment being requested, how difficult the property is to analyze and the needs of you or the lender/client. We typically complete most appraisals within 3 days from the date of inspection. Most appraisals take 8-10 hours to complete from start to finish.

Yes. You can certainly offer relevant information on the market in the form of comparable sales, listings or other data you would like considered. We are reasonable and understand how important this is to you, however, please refrain from attempting to influence or pressure the appraiser. We are an independent, impartial party to the transaction. We advocate for the property and must complete the appraisal process without influence.
